looking for Partner/partners on a private ski lake 1 hour north east of Knoxville, TN

lake was built in 95, is 12 acres of water on 50 acres, 1 hour from downtown knoxville. Currently there is one house on the lake, it is sole ownership and is for sale. I am trying to find a way to buy it... Willing to partner with some one for lake access or a lot on the lake depending on how much capital they can put down. there is potential to subdivide 2-4 lots. Interested to hear the selling price. Once some realtor gets involved realistic price may disappear sadly.
