Hey Ballers, the lot prices seem incredibly reasonable at Southern Waters. Can anybody shed some light on that? It looks like a great spot for a great price. Is the lake alright, HOA, covenants, neighbors, reason for the low price? Just curious...

We held our state tournament there a few years ago. It’s a nice lake. I think it’s just in a spot with few skiers and all of the lots never sold. It has potential if you need a ski lake where you live. 20 miles or less from Macon; probably 50+ miles from Atl. Near I-75.

@Jaypro we bought a lot out there (lot A5) 12 years ago as a FSBO, held onto it for about 8 years. It is beautiful out there, but pretty remote as far a business and economy. At the time we owned our lot, there were only a few homes built out there, and only a few skiers to arrange time to ski with. We thought it was beautiful, but, we also never experienced the July-August out there. We bought our lot for $25K, and sold it for the same price 4 years ago.

I am selling our lot in Southern Waters. It’s a nice lake to ski on, multiple streams feed it. My wife would ski 5 days a week and probably only a couple of times it was too windy to ski. Taxes are cheap because the local utility subsidizes the taxes in the county. We moved from the northwest where we skied on a man made lake and loved it. We searched for a man made lake where you can ski year round (ski in trunks from mid March to late October, used a dry suit in January and it was too warm). Most places in Arizona wanted hundreds of dollars each month to drill for water to replenish the lake.

You are 15 miles from a Walmart in Macon or 15 miles in Forsyth. A little over an hour to the airport depending on traffic.

Had to give up skiing because of 2 new knees

I had a total knee in December and was skiing (not very well) by March. When they replaced my knee they fixed the angle between my hip and ankle so now I don't ski bow legged:)

I know way off topic.
