Would it be possible to sell the land as 2 parcels? 1 as a ski lake housing development and the other (2nd lake) as commercial? the swiss comparison is somewhat valid, but its not in as good a location from a pure real estate perspective. The cost to convert the land to commercial would be extensive as well. 12m is a total pipe dream, but the property is worth millions for sure.
  2. property value is increasing in Florida, but a 600 sq/ft condo less than 2miles from hollywood beach is barely worth 50k... still down 100% from 10 years ago. There is a ton of property available in Broward county, not vacant land per se, but a lot of old dilapidated buildings that would be less expensive to tear down or renovate than to fill in 2 lakes.... Not an expert on real estate development in the area, but 12 mil seems like a serious over valuation. Still its a lot of land, and will fetch more than a skier(s) would be willing to pay so it is likely gone. I wonder if there is any way to develop the second lake closest to the highway, while maintaining the ski lake? would be easy enough to subdivide waterfront lots where the skiing takes place. Just a thought.
  3. 250k an acre by the freeway? I think (and hope) they're dreaming... love skiing there as I hit S. Florida often.
  4. if the ski isn't right for you, then you could lose, but its never taken me more than a handful of sets to get skiing at my PB or better as long as the new ski is setup well, and as good quality or better than the last.
  5. I had slow doggy turns on my 67 vapor as well. A suggestion from a pro that I was skiing with was to increase the spread between the front and back boot (using RS1s). I have always run my boots as tight as possible, until now... If your other changes don't do much, go this route, it really woke up how the ski turns, off side turn especially.

    I have the first year radar decible. It is a good fitting and warm vest with good coverage, however in a crash it really likes to roll up. It is reversible which is great for that second colder evening set. Used it for 2 years and the neoprene where the zipper is fastened is almost ready to pull apart. I only have 100-120 sets on it. Not overly impressed with that. Have an O'Neill checkmate now that is similar in design but overall I think its a bit better quality.
  7. @jhughes‌ Like I said initially, stay with 22 off, if you need a slow speed to get around all 6, do that. best thing I ever did was ditch -15off... like you said its so much different. good luck.
  8. pick your battles... make sure you mention many times over that you missed the tournament IF she doesn't actually give birth during it.
  9. at 185 and 5-10 you should be on a 67 at 34mph. if you are over 190 the 68 might work better as Horton said. 69-70 are a big man skis and you aint a big man...
  10. @jhughes‌ start at 22/32, bump the speed to 34, run it, then put the yellow loop on and drop the speed 1mph or so. Not running 6 buoys will hurt you in the long run IMO. run some "volume" sets at 22 off if you are so wide and early, try and get wider and earlier at 34mph. This WILL help you at 28, its only 6 feet...
  11. One of the keys for me running short lines was "load later". The pull zone narrows so you can't pull as long as the rope shortens. You will need to work harder behind the boat but dont load he rope until the white water. Handle control from the opposite white water out to the buoy line. Feel the whip. You dont get that at 15 or 22 nearly as much.
  12. Jodi Fisher coaches well for a skier like you. Helped me tremendously.. Bring that trailing hip forward, right from the moment you are pulled out of the water, pullout and glide. Trailing Hip Forward so your hips are perpendicular to the ski. This will help put more weight on your front foot, then put even more weight on your front foot. This should get you looking like the The Parrish image ...
  13. One of the best things I've done in recent years was drop -15 when I was nailing 22 at full speed. Initially I'd start at 32/22 then was able to start at 34/22 shortly after. Got me a lot more looks at 28 32 and even 35. Free skiing at shorter lines also helped. It does take a different technique to run -28 and shorter that many get away without at 22 and longer.

  16. @xrated‌ yes sir, you are running short rope if not using that switch piece. The PP switch would replace it. Doesn't matter where you add it, but it makes the most sense at the other end of the rope where you won't be shortening, unless of course you wanted to work on 1/2 loops, say between 22 and 28. It should be 3-4' or a little shorter than the orange section between 22 and 28 off loops. If you were nailing 22, but not getting far at 28, it could help between those 2.
  17. @xrated‌ the rope should be standard length, you remove the switch section if using the switch. Best bet is to put the switch section between your handle and the mainline. Hope that helps! @exit9az‌ I picked up a new RS1 binding last year and couldn't be happier. Great deals on old stock!

Outside the top 3, this recent world ranking list does not accurately reflect who the best mens skiers are, there is no debating that. 1 PB and 1 more high score has you on there. The best skiers are the most consistent. For example Jmac is on there because he pb'd in 1 tournament. He is lucky to be top 10 skiers in the world, he would agree I'm sure, but also be happy to take the ranking....
  20. @mattp ski-it-again.com is your friend. Should be able to.get on an new A2-A3 or similar latemodel ski for under $500. Fwiw I rode a 66.5 A2 at 34mph into 35off at a 180+ lbs.

  22. you need to eat. starving yourself is doing you no favors. chicken breasts are probably one of the leanest, high protein foods you can eat. You should be eating a few of them at least every day.
  23. @MrJones‌ matt always sets up Whitney's skis. Doubt those are the exact numbers she is using though. I was also at 30.25 +/- or as far forward as the sequence plate would go on the 67
